What is quarter ownership? It is exactly what the name implies ...and more. You can own a beautiful mountain home for a fraction of the cost of any other real estate alternative while enjoying 100% of the benefits. Each luxury townhome residence has a fireplace, balcony or deck, outside hot tub, color cable TV, and of course comes equipped with dishware, cookware, and linens as well as a private locked storage closet for each owner. The ownership is equally divided between you and three other owners with each owner receiving a deed for their share and owning one week every month. You make your own decisions on whether to use it, rent it or trade it. Quarter Ownership at Bear Crossing is affordable, flexible, and fun.

Does it matter which week I purchase? No, there is an A, B, C, and D week. Each owned week begins on a Sunday afternoon. If you purchase an "A" week, you will always have an "A" week. No one week is better than the other. The calendar changes annually. Each year your week advances to the next week within the month (i.e. in 2008, "A" week is 1/7 - 1/14; in 2009, "A" week is 1/12 - 1/19) to provide each homeowner the fairness of vacationing during different weeks throughout the years.

What is the process of purchasing a quarter?
We will be accepting Advance Reservations with a $1,000 refundable deposit check to initiate the process. This will provide time for inspections and final selection decisions. At the launch event, a 20% deposit will be required with the Purchase and Sale Agreement. The full amount of the deposit goes toward your quarter share purchase, and will appear in your closing statement as a credit towards purchase. A Quarter Ownership Interest can be a mortgaged or a cash transaction.

What are association dues, and how much are they? Association dues are quarterly fees paid to the quarter share association for your unit.

What is included in the quarterly dues?
Dues include building maintenance, consumable usage, replacement reserve fund, snow and trash removal, water, gas, cable TV, phone and internet, cleaning fees, landscaping,  insurance, and real estate taxes.

Can I rent my unit? Yes. Bear Quarters is making arrangements for an aggressive rental program. With the current rental contract, owners receive 55% of all rental income. Rental income varies significantly depending on the time of the year, your use of your unit, and should be considered supplemental income.
